We arrived to a swing gate that had stopped opening about three feet short of the post. The motor ran fine, which told us the problem was mechanical, not electrical. Adrian Vance, Owner, found the shear pin sheared clean through, the arm bracket had shifted, and the limit switch was set 12 degrees past travel. We replaced the pin, re-seated the bracket, reset the limits, and photographed the new position before we left. The gate now opens and closes to the exact stops.

Slide Gate With a Stripped Drive Gear

Before: Slide gate jerking and grinding along the track, motor straining, chain slack on one side.
After: New drive gear, chain tensioned to spec, track rollers cleaned and greased, gate gliding smoothly.

A Mansfield homeowner called because their slide gate sounded like it was chewing rocks. The drive gear had lost teeth, which meant the chain was slipping and the gate was slamming against the end stops. We pulled the gear, verified the chain pitch, installed a matching replacement, and tensioned the chain to manufacturer spec. While we were in there, we cleaned and greased the track rollers, which had been doing extra work for months. The gate now moves without a sound.

Gate Motor Replacement on a LiftMaster Opener

Before: Opener humming but not moving the gate, capacitor swollen, control board showing error code.
After: New LiftMaster motor installed, board reset, travel limits reprogrammed, full system test passed.

This LiftMaster opener had been working hard since 2017. The capacitor was swollen, the motor bearings were shot, and the board was throwing a fault code every third cycle. Rather than patch a dying motor, we replaced the unit with a new LiftMaster and reprogrammed the travel limits from scratch. We handed the customer a written record of the part number installed and a photo of the final settings. That motor will run quietly for another decade.

Welded Repair on a Bent Gate Frame

Before: Gate frame twisted at the lower hinge, sagging six inches, latch no longer lining up.
After: Frame straightened, gusset welded at the weak point, hinge re-seated, latch aligned and tested.

Wind had caught this gate one too many times. The lower hinge was bent, the frame had twisted, and the latch sat a full inch above the receiver. We straightened the frame, welded a gusset plate at the stress point, and re-seated the hinge. The gate now swings level, the latch engages on the first try, and the weld is stronger than the original construction. The photo record shows every step, from the bent hinge to the finished weld.

Photo-Eye Realignment and Safety Edge Replacement

Before: Gate reversing for no visible reason, photo-eye misaligned by two inches, safety edge cracked and non-responsive.
After: Photo-eye aligned to spec, new safety edge installed, obstruction test passed, gate holds closed.

The gate would close halfway and then reverse, every time. The photo-eye (the infrared beam that stops the gate if something crosses the path) was misaligned by roughly two inches, and the safety edge had a crack that let moisture in. We realigned the eye, installed a new edge, and ran an obstruction test with a block of wood. The gate stopped on contact and reversed immediately. No more false triggers, no more risk to kids or pets.

Access Control Keypad and Receiver Upgrade

Before: Keypad intermittent, receiver range down to five feet, gate failing to respond to remotes.
After: New receiver board and keypad installed, remotes reprogrammed, range restored to 60 feet, entry log working.

The homeowner had been standing in their driveway pressing the remote three or four times before the gate would stir. The receiver board was failing, and the keypad had a row of dead buttons. We replaced both, reprogrammed the remotes, and extended the range back to a reliable 60 feet. The entry log now records every open, which the customer likes because it confirms no one is getting in without a code. Written price, photo log, done in one visit.
