Mighty Mule Access Control Installation: The Mansfield Owner’s Guide

We stock, match, and install Mighty Mule access control components across Mansfield every week, and most installations run $425 to $1,150 depending on whether you’re replacing a control board, a keypad, a vehicle sensor, or wiring the whole keypad-plus-receiver setup. The work is typically completed same-day once we confirm the model number on-site, because we carry the common Mighty Mule FM and MM series parts on the truck. The way most Mansfield owners discover the failure is unglamorous: the keypad stops responding, the remote works but the keypad won’t, or the gate ignores the exit wand and sits there like a boulder. If you’re holding a Mighty Mule opener manual and a dead keypad, you’re on the right page.

  • We stock Mighty Mule control boards, keypads, receivers, vehicle exit wands, and photo eyes for the FM200, FM350, FM500, MM260, MM360, MM371, MM562, MM571, MM572, and MM662 series.
  • The installed price is written down before we touch anything. That’s the Haven Standard, Clause 1, and it applies to every access control installation we do in Mansfield.
  • We are an independent service provider. We are not affiliated with Mighty Mule or its parent company, and we don’t steer you toward replacing the opener when the access control component is what failed.

Which Mighty Mule Models This Applies To

Mighty Mule access control parts are not universal across every opener they’ve ever made, and that’s the first gotcha most Mansfield homeowners run into at the parts counter. The older FM series (FM200, FM350, FM500) uses a different control board pinout and keypad wiring than the newer MM series (MM260 through MM662). We saw a driveway near Historic Downtown Mansfield where the owner bought an MM-series keypad for an FM350 opener he’d had for nine years, and the keypad would power up but never trigger the gate cycle. The wire colors matched; the communication protocol did not.

Here’s what we tell Mansfield owners when they ask how to identify what they need: open the control box and look at the label on the board itself, not the cover. The board is stamped with the model and revision, and that revision matters more than the marketing name on the manual. If the label is UV-faded to nothing, we can identify the board by its terminal layout and the color sequence on the wiring harness. Mighty Mule has changed connector styles at least three times since the FM series shipped, so “it looks the same as the photo” is not a reliable way to buy a replacement part.

When we install access control components, we present the OEM-versus-aftermarket decision honestly. Mighty Mule’s OEM keypads and receivers are built to their spec and carry their warranty, but in Texas heat, the OEM keypad membrane on older FM units cracks and fades faster than the board behind it fails. A quality aftermarket universal keypad can work on Mighty Mule openers if the board accepts the wet-contact trigger, and we stock both options. The decision we make together is based on what’s on your gate post and what your opener’s board will accept, not on what’s easiest for us to bill.

Signs Your Mighty Mule Access Control Installation Is Failing

Signs Your Mighty Mule Access Control Installation Is Failing
  • The keypad lights up but won’t trigger the gate. This usually means the keypad’s relay output has failed or the wiring between the keypad and the control board has a break. On Mighty Mule boards, that trigger input is a low-voltage contact, and a mouse-chewed wire behind the keypad plate can replicate the exact symptom.
  • The remote works but the keypad doesn’t. When both are wired to the same input on the board, this points hard at the keypad’s internal relay or its code memory. We confirm it by jumping the input at the board and watching the gate move. If the gate cycles, the keypad is the failure.
  • The keypad works but the exit wand stopped sensing vehicles. The exit wand on Mighty Mule systems is a probe that detects the metal mass of a vehicle. It’s a separate component with its own wiring to the board, and in Mansfield clay soil, the most common failure is a nick in the direct-burial wire where a lawn aerator or a shovel found it.
  • The keypad resets its codes every few weeks. This is a battery-backed memory failure on the keypad itself, not a programming problem. On older FM-series keypads, the memory chip loses retention as the component ages, and no amount of reprogramming will hold.
  • The photo eye trips the gate for no reason at dusk. Mighty Mule photo eyes use an infrared beam that can be fooled by direct Texas sun at the wrong angle. If the eye has been in service since roughly 2018 or earlier in Mansfield’s heat, the emitter lens can also cloud, which weakens the beam until the gate sees a fault.

Replacement Cost & What’s Included

Here are the numbers we quote in Mansfield when someone asks what Mighty Mule access control installation costs. All prices include the part, the labor to install and program it, and the photo record we leave behind on Cliff Swallow Drive, on Broad Street, on Walnut Creek, or wherever the gate is.

Component Installed Price Range What Drives the Range
Mighty Mule replacement keypad (OEM) $425 - $625 FM vs MM series, wired vs wireless, post mounting included
Mighty Mule replacement keypad (aftermarket universal) $375 - $525 Compatibility check on the board, programming time
Mighty Mule control board replacement $550 - $850 Board revision, terminal reassignment, photo eye re-pairing
Vehicle exit wand (probe + wiring) $475 - $725 Distance from the gate, wire trenching or direct burial
Photo eye replacement + alignment $350 - $500 Single eye vs pair, mount type, sun shielding
Keypad + receiver + full access control rewire $850 - $1,150 Full harness replacement, board integration, programming

The range exists for a reason: some Mansfield gates are five feet from a working outlet and some are 80 feet down a driveway with buried wires that need to be traced. We tell you the flat price before we start, and that price is the price when we finish. We warranty our installation work for one full year under the 365-Day Done Right Promise, and the part itself carries the manufacturer’s warranty or the aftermarket equivalent. You’ll see the part number on the written scope we hand you before the first tool comes off the truck.

DIY or Call Us?

DIY or Call Us?

Mighty Mule access control components operate on low-voltage DC, typically 12 to 24 volts from the board out to the accessories. That is not the dangerous part. The dangerous part of this job is that you will, at some point, be working inside the control box or near the gate’s travel path while the opener’s high-current motor circuit is energized. If the gate starts moving while your hands are in the box, the result can be a crushed finger or a broken wrist. Do not work on a Mighty Mule opener or its access control wiring with the power connected.

Here’s the honest split. You can safely check three things without calling us: whether the keypad has power, whether the connections at the keypad terminals are tight and corrosion-free, and whether the remote still opens the gate when the keypad won’t. What we would not recommend you do is start testing wires inside the control box, replacing a board, or trenching a new exit wand line on a system you need to keep working. Every Mansfield homeowner we’ve met who tried to save money on a board replacement ended up calling us anyway, and the second visit cost more than the first one would have. If you’re not sure, call (682) 564-0512 and we’ll walk you through what you’re seeing before we ever schedule the truck.
